About Working With Me
Is this a legitimate local business, or a franchise/call center?
It’s just me – LaMonte Tandy, operating as A & L Home Solutions, Inc. There’s no call center and no national franchise behind this. I personally handle every call, walkthrough, and offer.
Are you a licensed real estate agent?
No. I’m not a licensed agent, broker, or attorney in Indiana. This solicitation is not from a licensed real estate professional – Sell My House Fast For Cash Indianapolis is a real estate investment business, not a brokerage. (I previously held a real estate sales license in South Carolina, where I was also a Realtors Association member, along with a real estate license in Indiana that I never activated. Both were used only for my own home and rental sales, never to represent clients, and both have since expired.)
Will you sell or share my information?
I don’t sell your information, and reaching out doesn’t put you on a marketing list. It’s used to review your property and follow up with you – and, only if we move forward together, to coordinate with people directly involved in the transaction, like a title company or a buying partner. Nothing beyond that.
The Process
What happens after I submit a form or call?
You’ll get a text confirming I received it and asking for a good time to talk. I call back within 24 hours, or at the time you request. That first call is a real conversation – no script, no pressure.
How fast can this actually move?
It depends on the path that fits your situation. A more straightforward deal can close in 30 days or less. Some situations work better on a longer timeline, up to around 60 days. Either way, the pace is built around what works for you, not a fixed rule.
Do I have to accept the offer just for asking?
No. Requesting an offer isn’t the same as accepting one. It simply gives me permission to review your information and follow up – nothing is binding until you sign a written agreement.
What if I change my mind after signing?
Before signing, there’s no obligation at all. After signing, it’s a real agreement, so backing out isn’t automatic – but if something changes, talk to me right away. I’d rather handle it clearly and respectfully than force a deal forward.
The Offer and Costs
How do you decide what to offer?
I look at comparable sales, needed repairs, current market conditions, and your timeline. I’ll always explain the reasoning behind the number – it’s never just a figure with no explanation.
Will the offer be lower than what I’d get listing with an agent?
Usually, yes – a cash offer reflects the repairs, holding costs, and risk I’m taking on. If listing would likely put more money in your pocket and your timeline allows for it, I’ll tell you that directly.
Can the offer change after you make it?
The initial number is solid based on what’s known at the time. If something significant comes up later – a major repair issue found during inspection, a title problem, or an occupancy issue – I’ll explain why before asking you to decide anything.
Are there any fees or commissions?
No. None, ever.
Who pays closing costs?
I pay all normal closing costs. The only things that come out of your proceeds are prorated property taxes and any outstanding liens or encumbrances already on the property.
Do I need to make any repairs or clean the house first?
No. Everything is bought as-is. You can take what you want and leave the rest.


The Agreement and Closing
What kind of contract do I sign?
A simple, Indiana-compliant written purchase agreement – covering price, closing timeline, the property address, and terms. It’s worth reading carefully and asking questions before signing.
Do you always buy the property directly, or could it be assigned to someone else?
Sometimes I purchase directly. In other cases, I work with a network of buying and investment partners, and my rights under the agreement may be assigned to one of them. If that applies to your deal, I’ll disclose it before you sign – and it never changes your price or terms.
How does closing actually work?
Closing happens through a title company (Indiana is a title state). You choose how you’d like to sign – in person, fully electronic, or with a mobile notary who comes to you.
When do I need to move out?
Generally at closing, but other arrangements can be made if you need more time – just ask.
Property and Situation Questions
What kinds of situations do you typically help with?
Inherited property, falling behind on payments or pre-foreclosure, divorce, being tired of being a landlord, fire or storm damage, a house that’s become hard to manage (including hoarding situations), and job relocation.
What condition does my house need to be in?
Any condition – I buy a mix of everything, not just the roughest cases.
Is there a price range you work in?
Typically $150,000–$700,000, but I’ll consider properties outside that range too.
Are there any properties you don’t work with?
I generally don’t work with mobile homes or condos with monthly HOA fees.
